Situated at the head of the Valle Dei Falchi, the house enjoys uninterrupted views of countryside unchanged in generations. From every aspect you are soothed by the 'Green Heart" of Italy.
Positioned perfectly to capture the cooling breezes in the summer months. The extensive enclosed gardens, terraces and olive groves that surround the house present space for quiet unwinding, whilst the house draws you back for time together over lunches and dinners, drinks or games, books or catching up at one of several inviting spots in and around the house.
The house will very comfortably sleeps 12 people in 6 bedrooms (2 doubles and 4 twins) spread over three floors.
Three sitting rooms, provide generous space for siestas indoors, group viewings of the latest online offering or run a DVD from the extensive in house library.
Bedrooms are decorated in a tasteful combination of new and antique furnishings providing a style that effortlessly combines the simplicity of a past time with modern day comfort. Exposed beams and tiled floors matched with contemporary furnishing blend to create the perfect backdrop. Modern bathrooms with walk-in showers, double basins, bidets and some also with bath tubs.
The kitchen is laid out and equipped for the keen chef, its size allows for many assistant chefs, and is a real pleasure to work in. The dining room, between the main sitting room and the kitchen, easily seats up to 16 people. The two terraces either side of the kitchen provide choice for alfresco dining, either in sun or in shade.
At the end of the long barn the games room includes table tennis, yoga mats, swiss balls & swings with gym mats.
Situated just below the house, the pool with a south westerly aspect affords maximum hours of sun. A very generous size, twelve metres by six and two and a half metres at it deepest and one and a half at the shallow end. The cleaning system is "skin soft" salt based. Access is by super wide steps across the width of the shallow end. The infinity edge looks out across the valley and woods beyond, a solitary house can be seen through the trees one kilometre away, our nearest neighbour.
Raised herb beds cluster around the big olive, perhaps bringing inspiration for the keen cook. The watered lawns provide perfect venues for croquet, badminton, & boules. Mountain bikes for the more adventurous to explore the countless country trails, and a group of mature oaks near the pool giving cooling shade for an unwind in a hammock.
Local amenities are within easy reach, extensive shopping & markets in Citta di Castello, 15 mins by car. The local village Fraccano has an excellent restaurant and a great pizzeria 5 mins drive.
Città di Castello has much to offer of cultural interest, and Perugia, Assisi, , Cortona, Gubbio & Arezzo, all worth a least a day's visit, are within an hour's drive
Summer is of course a glorious time if you like it hot; June, July, August & September rarely disappoint. Spring is a fantastic time for walking, cycling and sightseeing and autumn, a time much less frequented, but in many ways the most fruitful. A time when the countryside gives up its treasured delicacies such as white truffles, the season's olive oil and porcini. During the months of October & November many local towns run festivals of regional specialities.
Access by air to Perugia International Airport with British Airways & Ryanair, and a 40 minute transfer. Rome and Bologna airports within 2 hours drive.
